A local design team and GC would check jurisdiction, setbacks, access, utilities, flood elevation, soil conditions, wind criteria and proposed grading before refining the plan and scope.

Develop drawings and a verified takeoff, confirm the builder and site-specific price, compare financing, submit for applicable reviews and coordinate construction.
WHY SITE REVIEW MATTERS
The home can be repeatable. The ground beneath it is not.
Structural plans are subject to adjustment based on existing land conditions and proposed land modifications. Soil bearing, groundwater, slope, flood elevation and utilities—and changes such as excavation, fill, grading or retaining walls—may alter foundations, floor elevations, structural details and cost. Qualified local professionals must evaluate the site and finalize plans before approvals or construction.
“Pre-approved” remains a future ambition. No home here is approved for any Miami-Dade or Broward parcel. The governing jurisdiction, applicable code, zoning and flood requirements must be confirmed when a project moves forward.

The home types establish a design and scope direction, not a price. A lender will consider the full site-specific project, and the financing path depends on land, construction budget, qualifications and the lender's program.

What belongs in the conversation
Land, surveys and testing; design and engineering; grading and foundations; utility connections; permits; the home package; installation; lender fees; and a contingency. Ask lenders how they handle land purchase, required equity, construction draws and the eventual mortgage.
When to startSpeak with lenders about your overall budget early. After the site and scope are reviewed, bring the property details, developed plans, professional cost estimate and builder information to compare actual loan offers. Construction funds are commonly released in stages as work progresses.
